Bringing Neighbors Together

Side by Side Comparison of HOA policies

From Rick Huff:
"I have tried to put the differences between existing policy and the proposed resolution in a side by side comparison for easier review. I have enclosed some comments in parentheses"

Existing Guest Policy

Proposed Guest Policy

Number of days permitted use per year 60 cumulative days. According to the dictionary, 4 six hour visits equates to 1 cumulative day. Sorry about the minutia, I didn't write the policy No individual guest may utilize guest privileges more than 18 times during a calendar year. (What constitutes a 'time'?)
Unaccompanied Guests Permitted with payment of a $10.00 fee per person per day Not permitted
Guest accompanied by resident No charge $10.00 per adult/per visit$2.00 per child (age 4 to 17 ) per visit (what about under 4?)
Children's use of facilities Regarding age restrictions:• Children age 4 and older should not be in the locker room of the opposite sex at any time.• Children under 10 are not allowed to use any lodge facility.• Children 10 – 17 may use these facilities if accompanied by an adult, conditioned on individual club regulations and space availability.• Children under 12 are not allowed to use the spa.• Guests 18 and older with no adult accompaniment must have a guest pass

card in their possession.

Children under the age of 18 are restricted from use of the fitness center. Children under the age of 12 are not permitted in the spa. No children under 10 are allowed to use the billiard room facilities. Children 10 to 18 may visit the billiards area as spectators must be accompanied by a resident sponsor and supervision must be provided at all times.
Children's use of pool • Children in diapers are not allowed in the pools or spa.• Children under age 4 are not allowed in the pools.• Children 4 – 16 may swim during specified times and locations, but adult supervision must be provided at all times. Children in diapers or under the age of 4 are not permitted in any part of the swimming pool at any time. Children 4 – 16 may swim with adult supervision during posted children's hours at the pool.

Rick Huff, a resident of Glenbrooke was kind enough to do a comparison between the existing guest policies and the proposed changes. This table has been posted on the Glenbrooke community message boards and the www. OurGlenbrooke.net. It is used her with permission from the author.

  1. What a great idea Rick and it's so much easier to compare exactly what changes are being proposed.

  2. Thanks for your work on this Rick and for sharing it on GlenbrookeNews.com. I think it will help many residents.

  3. I, too, like the comparison chart by Rick Huff. Extremely helpful in sorting out the truth from rumor!
    Thanks

  4. Interesting. As a potential future resident, it is not looking very friendly to family guests or grand children. Something to seriously consider.

  5. There's a notice on the "official" Glenbrooke website:

    Dear Glenbrooke Residents,

The Board has received comments regarding the draft guest policy. The comments reflect several concerns, but the majority of comments are objections to fees for guest use of the recreational facilities.

Based on your comments, the Board plans to remove the fees/charges from the draft policy that will be heard on October 21st Board meeting. Thank you for your comments on this specific issue.

In addition, we will be holding an HOA governance information meeting on October 7th at 5:30 to better explain the process in which rules and policies are developed in order to better manage our community in the future.

    Thank you,

Glenbrooke Community Association Board of Directors

That still leaves the changes to the number of days permitted use per year (from 60 days to 18 days). So what about after that? are there fees? how much are they?

Funny how these always get posted after 5 pm on a Friday when there's no one available to answer questions.

    • Regarding posting notices after 5 on Friday... That is an old IRS trick, send out notices so they are received on Sat so the receiver has a chance to cool off before calling to complain about it. FTB and EDD do it too. So, they don't want you to be able to ask questions until you settle down. Instead it just makes me madder when I can't deal with the issue right away. I would like to know how they plan to keep track of the 18 times each visitor visits. If it is from the sign in sheet, all the visitor has to do is sign a different name, they don't ask for ID. Is it the honor system? Issue Chits, can we buy some from our neighbors?
This is going to be a nightmare to control. Just my opinion.
